Australia Wide
High-End Shisha Lounge Insurance, Australia Wide
A premium shisha lounge is a big investment: the fit-out, the furniture, the lighting, the sound system and the stock behind the bar. It also carries risks that a normal cafe doesn't, and some insurers won't touch it. We're a Norwest broker, and we place cover for hospitality venues Australia wide. Our job is to find insurers who understand your venue and to tell you in writing what the policy will and won't pay.
What insurance does a high-end shisha lounge need?
Most lounges need property and fit-out cover, public liability, stock cover, business interruption, theft and burglary, glass breakage, and workers compensation for staff. If you serve alcohol, liquor liability matters as well. Landlords and licensing bodies often ask for a certificate of currency, and many leases set a minimum public liability limit. Because shisha involves burning charcoal and tobacco, fire risk is the one insurers look at hardest.
The risks lounge owners worry about
These are the exposures that matter most for high-end shisha lounges — and the ones insurers scrutinise first.
Fire
Hot coals, hoses, soft furnishings, drapes and timber fit-outs. Fire is the biggest claim and the first thing an insurer asks about.
Fit-out and contents
High-end venues spend heavily on lounges, booths, lighting, AV and decor. Underinsuring the fit-out is a common mistake.
Public liability
Slips, burns from hot coals, injuries on stairs, crowds at busy nights, and claims from guests.
Smoke and air quality
Ventilation, extraction and carbon monoxide are key safety points, and they affect how an insurer views the risk.
Theft and break-in
Premium stock, cash, equipment and electronics.
Loss of income
A fire or flood can close a lounge for months while the rent and wages keep running.
Intoxicated or aggressive patrons
If you serve alcohol or run late nights, assault and security claims need thought.
What the cover looks like
Every lounge is different, so we build the policy around your venue. A typical set-up includes:
- Building or landlord's fit-out cover, depending on your lease
- Contents, furniture, shisha equipment and stock
- Public liability at a limit your landlord and licensing body accept
- Business interruption, with an indemnity period long enough for a full rebuild
- Glass breakage and theft
- Equipment breakdown for refrigeration, AV and extraction
- Workers compensation and, where relevant, cover for casual and security staff
- Liquor liability if you serve alcohol
What insurers ask shisha lounge owners
We help you put honest, well-organised answers together. An inaccurate answer on an application can cause problems at claim time.
- How coals are lit, carried and disposed of, and who is trained to handle them
- What your ventilation and extraction system is, and when it was last serviced
- Fire protection: alarms, extinguishers, sprinklers, exits and fire safety checks
- Whether you hold the licences you need, and what you sell (tobacco, alcohol, food)
- Opening hours, capacity and whether you use security
- The building construction and how many years you have traded
Case study: the fire that closed a lounge for five months
The business
A premium lounge in a suburban strip with timber booths, drapes, a feature bar and a large coal-handling area. Open six nights a week.
What happened
After closing, a tray of coals was left near a storeroom door. Embers ignited stored packaging. The sprinklers contained part of the fire, but smoke and water damaged the fit-out, furniture and stock.
The challenge
The owner had a standard shop policy that did not list the coal-handling process. The fit-out was insured for far less than its replacement cost, and business interruption was capped at three months.
What good cover and a good application would have done
Accurate disclosure of how coals are handled, a fit-out sum insured based on replacement cost, and a longer indemnity period would have given the owner a far better chance of a full claim and a smooth reopening.
The lesson
In a high-end venue, the cheaper policy can leave a big gap exactly when the fit-out cost and the closure period matter most.
This is an illustration only. Cover depends on the policy wording, limits and your circumstances.

Shisha lounge insurance FAQs
It can be. Some insurers decline or restrict shisha venues because of the fire and smoke exposure. That is why a broker helps: we approach insurers that may accept hospitality venues like yours and present your safety measures clearly. We can't guarantee acceptance, and availability depends on the insurer, your risk details and the market at the time — but we will tell you where you stand.
It depends on your location, fit-out value, turnover, opening hours, fire protection, claims history and whether you serve alcohol. We get quotes from several insurers and show you the premium next to what each policy actually covers.
Fire is usually covered, but insurers may add conditions about how coals are handled and what protection is installed. Ask for the conditions in writing, and make sure your staff follow them.
By replacement cost, not by what you think it is worth today. Include lighting, furniture, joinery, AV and decor. Underinsurance can reduce a claim.
Long enough for a rebuild, which for a premium venue can be six to twelve months or more. A short indemnity period is a common gap.
If you serve alcohol, it is worth considering. It deals with claims linked to intoxicated patrons. We can talk through your licence and trading hours.
Yes. We arrange cover Australia wide, so it doesn't matter which state you operate in.
Yes. Send us your schedule and wording and we will point out gaps in fire, fit-out, business interruption and liability before your renewal.
