Equipment breakdown
Cool rooms, display fridges, freezers, compressors and deli equipment. A standard property policy often excludes mechanical or electrical failure, so check this is added.

We're a Norwest broker, and the grocery owners we talk to usually have the same worry: a fridge or cool room fails, the stock goes off and the takings stop. Our job is to make sure the policy you hold actually pays in that situation, and to show you in writing where it wouldn't.

Most grocers need property and stock cover, public liability, business interruption, machinery and refrigeration breakdown, stock spoilage, theft and burglary, and cash in transit if you bank your own takings. Workers compensation is compulsory in NSW once you have employees. Public liability is not a legal requirement, but most landlords and suppliers ask to see it. Product recall and cyber cover for your EFTPOS and online orders are worth quoting as well.

A grocery store lives on cold chain, fast stock turnover and regular customers. Lose the cold chain for a weekend and you can lose a month's margin. These are the six risks we go through with every grocer who rings us.
Cool rooms, display fridges, freezers, compressors and deli equipment. A standard property policy often excludes mechanical or electrical failure, so check this is added.
Food loss after a breakdown or a power outage. Cover should name refrigeration failure and power supply interruption, and state how much stock is covered.
Lost gross profit and ongoing wages and rent while you can't trade. The indemnity period needs to match how long it really takes to replace a compressor or rebuild a fit-out.
Slips on wet floors, a customer hurt by a falling stack, or a food safety claim. Delivery drivers and loading docks add risk too.
Cigarettes, alcohol, cash and high-value stock are targets. Cover for cash in transit and damage from a break-in matters as much as the stolen goods.
Manual handling, cold room work and cuts from slicers lead to claims. Wages need to be declared correctly or a claim can be reduced.
This is where we see the most expensive mistakes. Business interruption only pays when the event that stopped you trading is itself covered under the policy. If machinery breakdown is excluded, a failed compressor can mean no payment for the spoiled stock and no payment for the lost income either. Owners find out at claim time, which is the worst time. Three things to check before you sign anything:
We read the policy wording for you and tell you what is and isn't covered before you commit.
An independent Hills District grocer with a deli, fresh produce and a walk-in cool room — open seven days — found out what a basic online shop policy actually covers when the compressor failed.
On a Friday evening before a public holiday, the cool room compressor failed. Nobody noticed until Saturday morning. Dairy, meat, deli stock and fresh produce were all above safe temperature. The replacement part had to be ordered and took six days to arrive and install.
Covered fire and theft. Mechanical breakdown was excluded.
Spoiled dairy, meat, deli and produce after the cool room failure were out of pocket.
Six days without a working cool room meant lost sales with no income protection behind them.
With machinery breakdown, stock spoilage and business interruption in place, the policy would respond to the spoiled stock, the repair or replacement of the compressor, and lost gross profit plus fixed costs such as wages and rent while the cool room was out of action.

This is an illustration only. Cover depends on the policy wording, limits and your circumstances.
Most large brokers focus on big hospitality groups and national chains. We focus on the local operators they tend to overlook:
Norwest, Bella Vista, Baulkham Hills, Castle Hill, Kellyville, Rouse Hill, Seven Hills, Blacktown, Parramatta, Toongabbie, Pennant Hills and Greater Western Sydney.
It depends on your stock value, floor area, refrigeration, turnover, claims history and what you want covered. A small convenience store and a full supermarket are very different risks. We get quotes from several insurers and show you the premium alongside what each policy actually covers.
Only if spoilage from power failure or refrigeration breakdown is included. Many policies exclude it or cap it at a low amount. Ask for the limit in writing, and check whether it covers an outage on the supplier's side or only damage on your premises.
Often it isn't. It is usually an optional extra. Compressors, cool rooms, freezers and deli equipment should be listed so you know the cover applies to them.
Long enough to get back to normal trading. For a grocer, that can be a few weeks if equipment has to be ordered, or several months after major damage. We talk through realistic repair times with you before choosing the period.
Usually your lost gross profit plus ongoing costs like wages and rent while you can't trade. It does not pay for the damaged stock or equipment itself. That is covered under other sections of the policy.
No, there is no law that says you must hold it, but in practice you need it. Most landlords, centre managers and suppliers ask for a certificate of currency, and one slip on a wet floor can cost more than the business is worth. Workers compensation is different. In NSW it is compulsory as soon as you employ staff.
If you sell packaged food under your own label, or you prepare food such as deli items and baked goods, it is worth quoting. Standard policies usually do not pay for the cost of withdrawing contaminated product from sale. Ask your broker to price it and show you the limit.
Yes. We work with independent owners across Norwest, the Hills District and Western Sydney. We can explain the policy wording in plain English, and where it helps, go through it with a family member or business partner.
Yes. Send us your current schedule and wording and we will point out any gaps in machinery breakdown, stock spoilage, business interruption and liability before your next renewal.
